Inherited Tenants - New Investor

Hi,

My husband and I are new investors in Southwest Michigan. We currently have our first two properties under contract - an 8 unit and a 4 unit one is a C+ property and the other a B-. Of these 12 units, 11 are currently rented. So, we will be dealing with inherited tenants. After reading through other posts, I have a couple questions...

1. I have an Estoppel Agreement ready for the tenants. How do I go about setting up a time to meet with them before closing on the property? Is it okay to put a note on their door, ring their doorbell to introduce myself, etc.? Does this need to be verified with the current owner/landlord since we do not yet own the properties?

2. What additional items can I review and have the tenant sign off on regarding rules, regulations, rent requirements, etc. that may not be on their current lease? For example, the current lease does not state no window coverings such as sheets or blankets. One of the units currently has this. It is part of our lease but since they are not under our lease, is it something we must allow?

Any additional thoughts on these two items would be greatly appreciated. Thanks in advance!
