Auditing Property Management Company

I'm going through the divorce from hell and the judge ordered us to get a property management company.  My ex found this person and I was okay with her at first, but now my ex has turned her totally against me.  We are operating at a 50% ratio.  When we were married, it was around 80%.  She uses QuickBooks and I need to be able to get some standard reports to give to the court.  What reports would you use to audit her? Can she just download one client's data to an excel file. I have a feeling that she is also adjusting numbers so we don't get a true picture of the business.   Any advice would be greatly appreciated.  Thanks
