I currently have a portfolio of 15 SFR rental properties. I am a buy & hold investor & I am thinking about getting a cloud based property management software to better track my finances and systemize my operation. I have been given all kinds of direction on what's best for my business but know I'm a little confused as what will be best for me. Can anyone offer some advice or feedback? I'm basically comparing & need to decide if I'm going to be using QuickBooks alone, using QuickBooks and a Property Management software together or just using a Property Management software alone??? For PM software I've been told to use Propertyware, Buildium or Appfolio??? Any feedback on what other long term investors are using as a system & why would be greatly appreciated. Thanks, Lenny

Hi @Lenny Eterno, I'd also suggest looking at Rentec Direct for your software needs.  They are in my opinion better (and also less expensive) than the ones you've listed.  Also you can't beat their support, I always get a person when I call, they speak English, and they seem to all have property management backgrounds which I think is stellar and super helpful for me especially when I was getting the hang of things.  I started with them when I had about 10 units and they've helped me grow to over 70.    Good luck!
