Apartment investing as a group

Hello BP! Today, I wàs asked by a co- worker if I would be interested to join a group to purchase an apartment building that needs some work. Anyone of you been in this situation? What are the critical points I need on my list if I take this route? My investments are in SFH and we self manage with the help of handymen.
