WeLive and Common

Note: this is my first post on the forum.

I'm wondering whether anyone has experience in implementing and operating a multi-family/communal living property similar to WeLive (from WeWork) and Common? On the spectrum of rental terms, one end is 'traditional' 12-month leases and the other end of the spectrum is 2-3 day rentals on Airbnb. There seems to be a growing demand for 1-2 month rentals in the middle of the spectrum. The two big levers affecting returns would be occupancy rate and rental rates. Does anyone have experience with this type of model? If so, can you share more about your experience acquiring and operating this type of property compared to a property that offers 'traditional' terms (eg 12 months)? Thanks in advance!
