Checklist for preparing for a new tenant to move in?

Does anyone have a checklist for what should be done when preparing for a new tenant to move in?

The list I have right now is:

1. Clean the carpets
2. Clean the entire unit
3. Make sure all lights work, nothing is broken, etc.
4. Paint the walls if they need it.

Am I missing anything? Do landlords generally fill nail holes and repaint before the new tenant moves in?

Im assuming your not counting making sure the place is legally compliant.  If the place was built pre 1978 lead paint inspection is needed unless it has been found leaf free or limited.  Beyond that their might be a city or county registration needed that might need its own inspection.  

Beyond that i would say for move in.  Replace or clean carpet depending on the state its in.  Paint the place again.  Make sure all appliances work.   Transfer utilties if its in the lease.  Clean everything.  Get them pool and parking passes if applicable.

Have a pre move in inspection sheet ready with pictures of any discrepencies.  Have them sign it and leave a note on it that says they have a week to inform of further defficiencies.

I would make your list specific by the room so their is a literal checklist like the 160 point inspection you have with used cars (not sure if that's correct but you know what I mean).

Living Room:
Walls patched/touched up
Trim touched up
Flooring inspected
Light(s) checked
Windows checked
Etc. . .

I have a list similar to that for each of my units that way I just walk through and check the boxes. Make the list when you buy the place and you're set for the future.
