Property management companies

So I had lunch today with a local real estate investor and he told me he felt discouraged that property management companies he had interviewed were so focused on occupancy and not focused on pro-active preventive maintenance.

Example:  a damaged door, waiting for the thing to break so it can be a "billable event" instead of squaring up the frame, tightening a hinge, lubricating the doornob, whatever.  Or replacing water heaters BEFORE they pop.  That kind of thing.

What are your best and worst experiences working with property management companies?

@Kris Freeberg, you have the perfect client's approach to the problem PMs deal with on a daily basis. Most landlords don't see the downside of waiting until things break:

tenant dissatisfaction, risk of additional damage, repairs "clusters", lower rents, etc.

The reason PMs say what you heard is 99% of landlords want things broken and irreparable before they spring for a repair.
