Sexual Offenders in the area

Hello BP! 

We are looking at a property in "the path of progress" in Charlotte. The numbers look good. I just ran a search and figured out that a registered sex offender is currently living in one of the units. As far as I've been told there are no leases. There are also two other sex offenders down the street. Would you buy it? 

If so, how would I get him out? I'm guessing, that with a felony, he does not qualify as a "protected class and we can get him out fairly easily by raising the rent to market rents. Now, that's the easy part in my mind. The more concerning part is the other two offenders down the street. But curious what the BP experts think.

This is an area that is experiencing growth. There is some crime but doesn't look 'bad'.
