Hi Folks.  

A general question about a specific market; how strong is the SFH and multifamily rental market in La Crescenta, CA?

Any ideas on what's the most sought-after attributes for SFH (bedrooms/bathrooms) in the area?

I had a 2 BR/2BA SFH in Glendale and can say that the rental market is VERY strong. I don't think there was anything special about 2 BR/2BA setup ... anything that is halfway decent and priced at market rent would rent no problem. Anytime it went for rent I easily got a dozen or so applications within a week, mostly very well qualified too ... heck, half the applicants had a higher W2 income than me, and I'm ok with that :). The area appeals to newlyweds and young families, well educated professionals that want a nice neighborhood that is still relatively affordable with good schools and still fairly close to everything. These folks are usually done with the lower end and transitional hipster neighborhoods, but can't yet afford the really high end neighborhoods. Most of my tenants bought their 1st property after several years of renting mine, and returned it to me in spotless condition. The trick is finding a good deal that you can afford to hold for the long haul as it is a hot market.
