What do you give to prospective renter with the application?

I was wondering what everyone gives the prospective renter with the application to fill out. Do you give them a copy of the lease as well so they can read it over before they apply? Also, I have a town house so there are HOA rules that the tenant must follow. Should I give them a copy of those as well?

Or should I wait to hand those items out until they actually send back the application and have done the background/credit checks?
