Greetings everyone

i recently purchased a duplex and i live one half and rent out the other half, recently my tenants lease have expired and they are currently on a M2M basis, after reviewing the old lease there are some issues i want to address but i haven't a clue as to where to start.

The old lease written  by the previous owner doesn't address smoking,length of visitation time of guest and renters insurance.

Currently im not planning on writing a lease till June, but in the mean time im guessing i should write an actually M2M agreement to have on file? should the agreement M2M agreement address the  provision above?, then start working on the details for the lease, i have the Michigan tenant and landlord guide for writing my lease,i use a it reference guide. Once i feel like i have completed the task should i have a lawyer review the document to make sure its binding? Does anyone have any samples they are willing to share with me ?
