Just about to buy in Medford, MA

Going to buy a house in Medford, MA, a SFH and plan to live in and rent to roommates. I live in the Greater Boston area though and am not sure how many people rent in Medford, do any of the other landlords near the area have any idea?

Details about property: 4 bed, 1.5 bath, 2k sq ft with 3k sqft including unfinished basement which I plan to make into a inlaw type unit and pull permits to convert to a duplex down the road. It's very updated though and I'm paying about 530k for it, so monthly PITI will come out to ~$2,800. I plan to rent out to 3 other people at 800 a room and consider the rest as my rent.
