Renters paying upfront x13 mos.

New student renters graduating next year will pay upfront x13 mos' rent and water bill ($75.00/ mo). ( they will pay all utilities). Will reimburse water fee if they overpaid at lease' end. Anything else we need to be considering with this rental term?
