I just got a new complex and one of the apartments has a cat in their room I was not told about. The Lease states no pets, however the previous manager said that apartment is his best as far as paying rent. Lease does not specify a fee or consequences for a pet. I do not want to evict but also have no knowledge on the right way to handle this. I would probably add on $25 a month and try to collect additional deposit? I have been reading about bad cat stories though. Any recommendations?

@David Dorau - One of the best things that can happen to you as a landlord is finding a good tenant. Rarely do you ever inherit one when buying a property. I would leave well enough alone and not worry about it. It sounds like you don't have any recourse to collect more money (whether in the form of higher rent or additional deposit). It certainly doesn't sound like you have grounds to evict. Why make a mountain out of a mole hill?
