I have been considering waiving application fee if applicant supplies credit karma report. Has anyone tried this? Am I overlooking some unintended consequence?

I don't think you should do this,  the tenant could modify the credit report after they download it to their computer, or use someone else's report and add their name too it using a number of software programs.
