38127 Area for SFRs (Memphis)

Hello BP. I'm currently on a waiting list for a turn key provider, (MSHB), and the houses I was interested in were the lower priced ones. 52k-56k. And they all fall in the 38127 area. However, I was reading across the forums while doing research and saw someone suggest against investing in the 38127 area because no team has enough experience in this area. Im doing research and would like to know if any investors own property there and if so, how does it perform? How's the area? Would you advise me not to invest there? Thank you to anyone who helps. I'd greatly appreciate it and I'll continue doing some more research.
