Landlord Rights After a Fire Has Occurred
Recently there was a fire in one of the units in my apartment building. We are waiting on the investigators report to find out the cause, but know that the building was recently inspected by the city and passed all but a few MINOR items, none of which were electrical or anything that could cause a fire. The building is now inhabitable by anyone because all water and electricity had to be turned off per the Fire Marshall and until all repairs are done. Question #1: Am I able to continue to collect rent from the tenants? Question #2: Am I able to terminate all rental agreements? Also, please know that the building is in a rent control area.
