Hi BP family,

I have a few questions. We purchased a triplex last month. All three tenants have been incredible tenants for over 10 years. Which is a blessing. It's a good solid house that needs a little love. 

My questions are. We know it will need a new roof within the next couple years. It can use a paint job or siding. The units need blinds. The tenants are comfortable...,when we did our walk through we asked the tenants if they had any concerns. Only the first floor said she had an issue with the bathroom floor it was rotting out near the toilet. The first thing we did was rip out the floor and replace it and installed a new toilet. 

What should we tackle next? The first floor can use new windows as it's the only floor that has old windows. I'd like to paint the front porch to give it curb appeal. 

Not sure what to do first. 

Paint porch and front door?

Blinds?

Windows?

Paint house?

Roof?

Etc

Roof will have to wait until we save enough from rents to replace. 

Any suggestions from our BP family would help!

Just a thought, but if nothing is in need of urgent repair I would focus on what gives you the most bang for your buck. A fresh coat of paint and some new landscaping might work wonders, whereas new windows could cost a bit more and not appear to be as big of an improvement to current or future tenants.
