Best Place to find going rental rates

Hi,

I am working with a duplex listing in San Jose, CA and would like to know the best tools that could help me estimate fair market rent for this area.

I would start with RentoMeter.com, but only start there. It is based on other people's estimates, but will at least give you an idea. Then I would go to Craigslist and use the map feature to look for properties that are nearby and see what they are renting for. (Just make sure you are comparing like for like). You can also use Trulia, Hotpads and Zillow for this too. If you're willing to pay a bit, RentRange.com provides a full analysis of the area. And of course, there's always driving around and calling "for rent" signs in the neighborhood.
