MIL Apartment, shared internet and mailbox?
My MIL apartment just rented includes utilities. I didn't promise anything, just told him I would consider sharing my wifi with him. Clean record, guy in his 50's, good credit. Still I worry about what someone else is doing on internet in my name. I've considered daisy chaining another wireless router to broadcast two SSID's to separate him from my files, but his activity still traces back to my name. I could even buy a more modern router to just broadcast two SSID's off the one router, but still, this just keeps him from viewing my files and traffic.
Nothing in the lease says I include wifi or cable. I could just tell him after looking into it I decided not to pursue it, and give him a $50 credit for getting a hot spot. Or even no credit, rent is already $100+ below market.
The mailbox is a similar issue, though not as serious. I could just get his mail and put it in a special mailbox for him on his porch.

(1) is correct. Your ISP or anyone seeking to determine who is accessing the Internet will see your name associated with the ISP account, and never the local PC name(s) attached to any router(s)
(2) Properly daisy chained routers will allow all devices outbound access to the Internet, but never give accessing to File Shares due to the default routing - - so leave routing alone and it works as necessary; each router hides all devices connected to it.
Simply giving somebody internet access in your name is not any kind of liability for you, if that was true Starbucks would get in trouble every time somebody uses their wifi to look at child porn. They don't. You just need to be able to show that someone else had unrestricted access. You should probably sign some basic "wifi agreement" with him.
For the mail you may be able to get another mail box at your address with a suite number for him.

It is a liability in that a raid and an arrest followed by temporary detainment until they figure it out is still enough to ruin ones career. Remember the lawyer who was implicated in terrorism because of a false fingerprint match?
He got his own cable and internet on a separate bill, apparently the monkeys at Comcast all tell a different story and it turns out he can get a separate everything on a separate bill.
The mailboxes are the community style stacked mailboxes and they are all occupied. I just told him he can use my address and I'll give him his mail. He doesn't get a key.
