What is the best way to decide what lease to use when we begin to rent out our properties?

The best lease is the one that fits you and your needs. Brandon and Heather's book "The Book on Managing Rental Properties" is a really good start and contains a sample lease and a TON of other resources for new landlords. It's an easy read and offers lots of good management tips.
