hands on multi family maintenance

I was curious to know if anyone has any guidelines or any  type of schedules they adhere to regarding upkeep of multi family properties.  From a management point a view I keep a log of all the repairs done  to our rentals. Some items are obvious. H/W heaters last maybe 10 years, carpets with average wear 5-7 years? Roofs 30 years, etc. But how often does, for instance, an apartment get painted given the fact there it's a long standing tenant. I realize it depends on the tenant and who lives in or what's in the apartment. But does anyone have any hands on experience or guide lines they would like to share.
