Baltimore City Rentals

Hi BP!

I am NOT a new investor but I AM new to the Baltimore City market. I will be focusing on a "buy and hold" strategy in Baltimore. My experience has been in the buy and flip strategy so i am a rookie when it comes to rentals. I close on my first rental in 3 weeks and i already have a property management/tenant placement company in mind. 

I am just looking for some advise from any Baltimore investors on what to look out for when investing in Baltimore City. also, as stated above, i close on my first rental (hollins st market area) in 3 weeks and would like to know what i should begin doing now before the closing date in order to better prepare myself for my investment journey in baltimore.

@Vernon Bondwelcome to BP. That is a pretty big question. The basic concepts are simple but there are so many details to be aware of. 

The number one thing to look out for is bad property managers LOL

Is this property occupied? Does it have e lead certificate? You need a lead certificate and to register with MDE before renting the property. You also have to do a separate registration with the city of Baltimore.
