Where to find Landlords that want to CASH OUT?

I want to find landlords that want to sell their home to their tenant. I work with an investor that will pay CASH at full market value, and then lease back with right to purchase to current tenant.

If landlord wants out, here is an easy way. Tenant must agree to new lease, current lease is terminated, home is sold cash as is to new buyer, new buyer leases home back to same tenant. New lease comes w right to purchase.
