Characteristics of a Long Term Tenant?

Are there characteristics of a long term tenant? (For me, that's a year or more). I keep hoping for that long term tenant and each time I've thought they'd stay, they don't.  I've tried the year lease and they just break them, so I don't bother anymore.

I might have been able to avoid one from moving but the rest have all been life situations, buying a house, family issues, ect. 

I want/need to get better at matching the house with the tenants goals/needs/desires and hoping some of you might have some tips for that.

In no particular order:

  • Location to long time friends, family, schools, jobs
  • Ties to social groups (church, fraternal organizations)
  • stable existing rents
  • a known cost of living
  • pleasant amenities (some times hard to find, eg private garage).
  • all inclusive rents ( rent + all utilities)
