Damage vs Wear/Tear

I recently had a tenant move out. Upon doing a walk-through I noticed the shower head was missing, a ceiling fan globe missing, 2 accordion doors were broken to the point of replacement and the kitchen counter tops broken. I was curious if these are considered damaged or simple wear/tear.
