New Member Rental Leases
Ok folks I am a new member here........................
Have an interesting question on rentals
Ok some background...... I have nice rentals
well taken care of in good solid areas.
I typically lease them for one year sometimes
2 years because my houses are very nice and
people want to lock in rent for that time.
Ok I recently have a tenant that wants to
break a 2 year rental lease after being
in rental for just 5 months. I check my
tenants out very carefully and they are
solid tenants. They have 2 rentals themselves
but they are lower end ones.
Ok they want to break this 2 years lease
because someone is walking out of one
of their rental leases so they will move
in their rental ASAP in this hard to rent
Holiday time frame, so they do not
lose rent for propably 2 months and
the end result is basically leave me
high and dry.
Ok would you hold them to the 2 year
rental contract? My rental contracts are written
very well and the renter is legally obligated
to stay and pay rent.
These people have very good jobs, very good
credit and have lived in the area for some
time. In other words> very collectable......
They are not leaving these good jobs.
What I do not like about thier response to
me is hey we are moving back into our
rental because we cannot rent it quickly
to good tenants in this Holiday timeframe.
Also as any experienced landlord knows
I may not be able to get a good tenant over Dec
and Jan as most know this is a very
hard time to get any quality tenants.
I always have my year lease end on
April and August the best time to
rent for this area but these folks
want out Dec 31 a very bad time for
me to find a renter.
Also they carefully looked the house over
and also the contract so there is no
issue about un-informed renters here.
They knew well what they were signing.
A possible solution is let the tenants
find me a replacement tenant to my
satisfaction (they do the work) and
they have to pay the rent on the house
until they do so. That would get them
going for certain to find a tenant.
What I really have on these people is
the fact that they are very collectable
and have very good jobs with good
income and even savings I check
everything with tenants. I even go and
drive by their last rental or house and
try to get inside to look!!! By the way
this is a good way to check the quality
of ones tenants > drop by their rental
and say Hi before you rent to them!!!
This maybe one of the best checks on
tenants and I have used this for years.
