Katy Perry's Ex Beat his 81 Year-old Landlady to Death

I have heard many tenant horror stories, but the Johnny Lewis story tops them all. He beat his 81 year-old landlady Catherine Davis to death, killed her cat and then supposedly "fell" off the roof dying in the driveway. 

This is not meant to deter anyone from investing In real estate, it just poses risks associated with living in a building one manages. 

How does one legally protect themselves from this situation? I am sure he appeared to be a successful famous actor when he applied for the unit.
