Need contractor reference for a house in Arlington, Texas

Hi all,

This is my first post at BP, and I need help!

I recently purchased a rental SFR in Arlington Texas, which will be managed by a property manager. He got one quote for some minor work to get it ready for renting. One item on the estimate is to replace 200 sqft of carpet (in a 2400+sqft house) in various spot of the house for $3200!

Needless to say, I am not going to pay for it. Homedepot charges $0.89/sqft for installation if you buy laminated floor that is at least $1.50/sqft. which equal to $4780 for 2000 sqft. But it is LAMINATED FLOOR!! I can't imagine the craftsmanship can be too bad.

I think the carpet is fine by just cleaning it. 

But do you have a reference for changing the carpet? 

How much do you think it will cost to change it for the whole house? not just 200 sqft.

Do you also have reference and estimate for a paint job too?
