Advice sought
Sorry about making a first post asking for advice -but my BP is rising with this tenant from hell. We started off very nicely and I didnt think we had any issues at all. Then suddenly out of the blue she sent my husband a stinker mail saying we dont fix electrical issues, dont respond to request to exterminate, blah blah blah . My husband responded saying he would have taken care of any issues she had if only she had asked. This was the first time he knew of it and would take care of it. She said she wanted to bring in her own electrician and exterminator and he said ok. She only brought in the exterminator and no electrician. Now today she sends another stinker just as before ( the madness seems cyclical) , this time totally lying and claiming I asked her if she was a Jew !! Her lease is up in March and this is the 2 family we live in too. Should I send a letter from a lawyer saying the lease will not be renewed after expiry or what should I do ? Please give me your thoughts!

If she doesn't break the lease or pay late there is not much you can do. Just don't renew the lease as you are planning. Make sure you document everything and make sure you have copies of all communications. Even though she is next door I would communicate in writing so that you will have records.
I think letting her use her own exterminator or other workers is a bad idea. If you schedule and pay for the work you will have a work record of responses to her complaints. If she does the same she, she can claim you ignored her complaints so long she had to take action herself.
