This morning I received an email from an upset woman whose call i returned last night.  She stated that i was discriminating against her because i told her i could not rent to her because she is waiting for unemployment and is on worker's compensation.  I responded: In addition to informing her that I had received 10 calls for 1 unit, i invited her to fill out an application, which also requires $30 for background and credit check (Thank you BP, i read here that is the approach to use)...waiting to see if she follows through.  Im sure the experienced folks have faced this but this is a first for me.  And it is scary to think of being sued for housing discrimination.  Sigh.

Lesson: Don't tell them why you aren't renting to them. Simply tell them that you have selected a more qualified applicant. Anymore I usually just tell them that I will contact them within 'x' timeframe if they are selected. Otherwise, they were not.
