Terminating month-to-month lease: state reason?

Hi Everyone,

I'm new here.  Hoping to get some advice.

We have a Section 8 tenant who's been in the unit for several years and is on a month-to-month lease. There's been multiple issues with disturbances and rent is perpetually late, but we haven't been documenting anything with warning notices. The rental unit is part of a small HOA and there was a meeting recently, where everyone wants the tenants out. We would like that too, but just have been putting it off.

I know that since it's Section 8, we need to give 90 days notice.  I don't believe we need cause.  I'm using a NOLO landlord form and there's a place to put the reason for termination.  My question is, is it better to give a reason and how detailed?  Or is it better to just delete that part from the form?
