owner financed options to start

Good morning all,

I was presented with an opportunity to purchase a property In a rough neighborhood through an owner financed system. The current owner is a friend of mine who is moving out of he area. Currently there are renters in the property now. For my first rental/investment. Is this a good opportunity?  Should I go through with it?
