I have a tenant that didn't pay rent last month, I told him to put in writing he would be out by the first of oct, which he did. so yesterday i asked him if his belongings were out, including the things in his garage, to that he responded they belonged to his ex girlfriend. I told him to let me know by the end of yesterday if she was picking them up and he never got back to me. i told him today i was getting rid of the items today and he said she wants to come sunday to pick them up. am i legally bound to wait until sunday considering they're her things? Im overly frustrated with him considering he had the last 30 days to see if she wanted them back. not to mention he left the place unsatisfactory. I live in ohio. Thanks for any and all advice!

Whatever you do, document, video and take pics!  Don't want her claiming here $3000 bedroom set is missing.

Search 'abandoned property' in your OH landlord-tenant law.  Here we store it in a reasonably secure place and give them notice we will sell it in 30 days.  Consult an attorney as @Ned Carey suggests.  Most will give a free or cheap 30 min initial consult.  Good luck!
