Vacating tenant painted phrases on walls
I need verbage for my rental contract which would make it clear that painting or sticking phrases etc on the walls is prohibited. Great tenants just moved out and we found the property on excellent condition except for the phrases "health happiness and family" painted on the wall at the top of the family room vaulted ceiling and. A Shakespeare phrase painted above the kitchen sink. Both are painted on the wall with black paint. When we bought this house it was a pain to get the stickers off the wall was were phrases. Lol seems that this house has a message.
Do you not have a clause in your lease that prohibits painting, affixing items to walls, etc?
No painting without written authorization. If authorized, walls must be returned to original color upon vacating.
I'd keep a portion of security deposit in order to repaint.
I've had people put up stickers on their walls -- and then they wind up leaving them when they're gone. It's a pain to get them off the walls. I take the cost of removing all the stickers out of their security deposit. Get pictures first! Putting up stickers is definitely NOT "normal wear and tear".
l do have a clause:
- PREMISES MODIFICATION:There is to be no painting, decorating, gluing, wall papering, placing of hoods in the ceiling, carpeting, outside additions, buildings or modifications, or any other material changes made to the leased Premises without the permission of the LESSOR.
