LEASE OR SELL

I was wondering if anybody on the forum could provide some insight into what goes into determining if one should lease out a home or sell. How do you approach this question? Is it very late to list a property for this option in October? How do you prepare the property efficiently without running up a huge bill since you do not know whether you will be having a renter or buyer? Any feedback will be welcome.
