rent control

Found a 6 plex in Santa Monica California with 2 rent controlled unites! each 2k below market rents. Talk to one renter who is willing to leave for 30k and was think of putting a family member in the other for one year to get rid of the other renter then after the year go to market rent!

My thought was to approach the owner and try and buy the complex at current market cap based on current rent and trouble with the two rent controlled unites.

What do you guys think? Being able to add 48k addition income stream in a year?
