Please tell me your story of the "How to Guide" to evict in NY/LI

I'm all ears, looking to hear any stories you may have about evicting squatters vs. evicting holdover tenants in NY.  Things you may have learned or things you know to be true, timelines, things to look out for, everything and anything.  

Please keep this to the NYC / NY Long Island (Queens / Nassau/ Suffolk) areas.  I've successfully evicted in MD but that IMO was easy.
