Rental property on the Big Island, Hawaii, first time landlord
Hey all. I just closed on a house on the Big Island of Hawaii a couple weeks ago and already have renters lined up through my real estate agent. I had been intending on doing a vacation rental with it for the next few years to get it to start paying for itself while I settle things down in Arizona, but these friends of a local realtor who contacted my realtor need a place in my neighborhood and apparently rentals are sparse there.
This is my first for all of these things (being a landloard, 2nd home owner, remote home owner, remote landlord). I need to come up with a lease, specific to Hawaii. Any particular advice I could get on that would be most welcome. Any particular due diligence I should be trying to do here as well? Is this (listed in the resources) https://biggerpockets.mysmartmove.com/ an adequate screening for my purpose?

I grew up on the Big Island (living in CA now), but we are presently in escrow on a property there.
The best I can say is that I agree with the previous post that you should have someone over there draft the lease. Are you going to have a property manager? That would be the person to go to.
From personal experience, I can say that Hawaii is slow-moving, quirky, and -for some unknown reason- thick on the red tape. It's best to go with someone that knows what they are doing "Hawaiian Style".
My guess is that your realtor doesn't want to put a lease together because that is not what they do? Yes, they don't want to be involved? I think it is best to have someone that can check on your property regularly if you are renting out of state. A property manager would be your best contact for drafting the lease and monitoring your new purchase!
