Bought an auction property with a tenant I need to evict within 60 days

So I bought a house using a first time homebuyer incentive through a bankruptcy auction.  The house has a tenant that is on month to month lease.  I will need to occupy the property within 60 days of closing.

I would like to get them out asap.  I was thinking about introducing myself and giving them a heads up while in the closing phase that I will be occupying the property.  Is that legal or do I have to wait until I close?

I think cash for keys option would be the first best thing I try.  Do you guys usually give them like a week or 2 to move out with a cash for keys deal?  I am very limited on time and an eviction could take some time if they decide not to move.

Any suggestions would be great!!!  Thanks guys
