I did something very stupid. I allowed my tenant to get behind on the rent for two months. Than they called the city inspector and of course he found couple violations. Now the tenants tell me that they are breaking the lease ( I'm fine with it), but it I guess I'll never get my 3 months rent plus deposit. Is it a good idea to get a lawyer and try to get my rent, or I don't have a chance? Thank you
