Is it acceptable to post a listing for a duplex that hasn't been built yet to determine demand?

I have vacant property that I am considering building a duplex on and my appraiser said it would be a good idea to try to make sure I can get the right tenants for the area.

The proposed duplex is a higher end, semi luxury duplex. It would be going on the back of our commercial property, which adjoins residential sfh. The appraiser said high end renters want a serene location.
