Found a potential rental property 5 mins away

Hey guys I found a potential property that I would like to rent out!  The owner is willing to do seller financing.  It's in a decent area 5 mins away from my residence, brick house 2/1. Has a fireplace and a nice closed in front porch nice yard and a open attic that I could build out to be a extra bedroom to turn it into a 3 bedroom home. The seller is asking for $40,000 and will finance for $650 a month.  I know that I still have some homework to do on this property but I figured I would share my findings.
