ANY SUGGESTIONS FOR A PAIR OF NEWBS

Hi everyone,
My name is Christina and a friend of mine were looking into purchasing a home out in moreno valley so we may lease it out to a few students who attend UC riverside. We are students as well. Do you have any recommendations on anything? Should we hire a management company? If so, does anyone recommend a good company? Should we do it ourself. We live in orange county the commute isn't bad at all. We could easily come up with 10% downpayment on a $120K house but is financing a little hard these days for two students with credit scores of 690 with a little debt? Is the whole thing a stupid idea ?So many questions. Please give us any suggestions that you may have. Thanks again guys.
