Rental Property Managements

I am new at rental property management, I have two new customers that would like me to manage their properties. I would like to know if there any sample documents or agreements that you have to let your customers sing that will protect your LLC and also protect your customer. I am in the state of Delaware. My understanding is that you cant represent the customer in court if you live in delaware. You may only collect the rent and fix the repairs on the behalf of the customer. Any sample agreements any one in the rental property management business have used in the past, please help me out.
