Requesting Sample Move-out/Cleaning Instructions and advice

Judy Mitchell

Hello BP - I am seeking advice and samples for move-out and cleaning instructions to provide my tenants.  My lease agreement informs them that I expect them to do this and I have instructions this, and they have asked me for these very instructions, which I have yet to create.

Any help with this and/or links to samples that have been previously shared would be greatly appreciated.

The rental unit is a condo.

I've got a cleaning/replacement sheet. Take a look and make adjustments. I based it off a local landlords sheet so feel free to adjust numbers as necessary. You can find it in the fileplace under forms and the file is called cleaning charges.

we do several things, from st we take a interior and exterior video of the property. Then we take 150-200 pictures of the home prior to move in. We have sign an itemized deduction sheet of specific charges for things we will deduct for( I would be happy to send this to you if you like). We make them sign and acknowledge all the fees at lease signing

Then when the tenant gives notice we send them the video link and the pictures to let them know that is how we expect to get our property back.

Then after the tenant moves out we take another video and another 150-200 pictures for before and after pictures and proof should we ever go to court

@Steven Johnson - Thank you for sharing your file - it's a great starting point - it's always nice to work off drafts rather than reinvent wheels.  Really appreciated!

@Steve Rosenberg - I appreciate your comments and am considering a video walk-through for future tenants.  Though I am a small time landlord at present, I would like to develop a system for this move-out business.  Yes, I would be very happy to receive a copy of your itemized deduction sheet as a sample.  I will follow-up with you directly.  Thanks again!

I am new to this forum and after enjoying scrolling through tips can anyone help me with a constant problem. I have a composit black granite sink and drainer which after only 12 months has a constant white haze on it. It only looks clean when wet and I have tried everything ! It looks dirty with the white film and if only I could get it to look how it does when wet I would be very happy.

    Any ideas out there ??????????????

You can create a checklist by following these instructions.
