2 Year Lease on a Renewal? Good/bad?

Does everyone do one year up front and one year renewals? Anyone do multi-year renewals (two or more)? Built in rent increase? I would think once a tenant has been there for a year you're safer agreeing to multi year as opposed to right off the bat. What do you think/do/have you experienced?
