40 days to get out!

A friend of ours has recently been notified by her landlord that she must find another place, and be moved out in 40 days so he can renovate. The rent agreement was month to month, so he seems within his right to do so. However, this has put her scrambling to find something.

There are very few places (3 bed) available to rent within her target area (Jenison, MI). She is open to a renting and rent to own, but I'm not sure if outright purchase is an option.

I am just at the beginning of getting into real estate myself and am looking for ways to try and help. I'm open to any and all suggestions. My primary goal is to help, not to make money. If that happens to occur, then that's just icing.

I'm not a Realtor, but I love looking at and researching properties. Maybe I can simply connect her with someone who can be of help. I guess I'll see what happens.

Thank you for your suggestions.
