Using my super to rent apts

Hi - I have a Multifamily in NJ which has a super that i pay as an independent contractor. Recently I rented a unit using s local broker and paid a 1 month commission. The broker adds little value other than showing up to open the door. Going forward I would like to list the apartments myself and have the super open the door and show the apartments. What kind of trouble could this cause? The super is not technically an employee and he doesn't have a brokers license. What if someone accuses him of discrimination or some kind of misconduct?
