This is a post for landlord investors to invite other landlords to actually see what someone is working on and talk busniess about their projects and systems.

I am currently finishing a couple rehabs in West Baltimore. I self manage my market rate rentals.

Currently Im still doing some work myself. Trying to do less and less work. Just plugging along. Im nothing fancy hard work is how Im doing it. 

Current project about finish all except basement dig out.

Currently contractor slow but work is good and price real good on current rehab project. Considering doing Subsidize rent for one out lying property if current tenant is evicted. Changing all locks with kwikset re-key kit to fit two keys a master and tenant key, different than the smart key locks. Still planning on transitioning out of Baltimore City. What does anybody else have going on?

Relatively new to BP and also an investor in Maryland. Currently co-own a house in northern VA that I'm house hacking with my cousin. We converted the basement of a townhouse to be a studio apt with kitchenette that we rent out for $950 and rent out one of the upstairs bedrooms. My cousin lives in the house and is the PM. Looking to start investing in Baltimore but having trouble deciding between trying to get multiple lower priced (under 60k) properties in Baltimore vs starting with one or two 100-200k properties in the suburbs. I would also like to know what other Maryland/Baltimore BP investors are doing.

@Robert Carl  Why do you want to  transition out of the city?  I have a few ok units in the suburbs but was thinking of Baltimore for a higher cash flow.

Hey Robert what area are you rehabbing on the West Side?  When I lived in DC prices for basement dig outs were around 20K.....you can get a whole house for that price.  Are you flipping the property?  If not, what increase in rent to you charge for a full size basement?

Currently on my 4th contractor with one property. This property was my residence. I will be moving back into it and possibly putting it up for sale or renting it in the next 7 months. This basement will be eventually dug out. I have another property that Im staying in that is 90% percent complete.  I plan to complete the property Im staying at and rent it and start a 3rd project which is a total rehab. The 3rd project will be the first basment dig out.

Also be fine by Baltimore city 3 time for the project not started yet. 2 for weeds and grass in backyard which is completely concrete. Never mine the property across the alley backyards that are over grown with weed ant trees. And on $500 fine for failure to register a vacant property. Which I paid the registration for last year. I will see what happens on the appeals.

Considering quitting real estate due to the city government. $500 fine that the inspectors dont really understand.
